What the $50 Payment Covers:
Preparation of your purchase agreement (for cash deals), or purchase agreement and seller financing addendum (for financing deals)
A 3-day exclusive hold on the property so no one else can buy it during that time but you
Deduction of the $50 from the final purchase price of the property at closing
What Happens Next:
Once you express interest in purchasing, we will send you a blank copy of the relevant agreement(s) for your review. After confirming the terms and verifying the details are accurate, you will submit the $50 fee. Upon receiving your payment, we will sign the documents on our end and begin preparing for closing.
Important Notes:
The $50 fee is non-refundable, unless stated otherwise by us in writing in the purchase agreement
If no action is taken by you within the 3-day window, your exclusive hold on the property expires and the $50 will NOT be refunded
Once expired, the property may be sold to another interested buyer who submits their own $50 holding fee
If you still wish to proceed after the expiration, a new $50 payment will be required to reinstate the process, unless waived by us
This fee is credited toward your final purchase price at closing
